From application to keys, in eight days.

One online application covers every Driftwood Property Co. home, valid for 60 days. We decide on a first-qualified, first-accepted basis — not first-come-first-served.

Process

Four steps, no surprises.

Tour

Self-tour with a verified ID, or book a guided walk-through. Either is usually available within the same week.

Apply

One online form per applicant. $45 covers all four background reports and is good for 60 days across our portfolio.

03

Decision

Two business days on average. We'll send the result and, if approved, a lease draft for review the same day.

04

Move in

E-sign the lease, fund the deposit and first month, and pick up keys. We walk the home with you on day one.

What you'll need

Six things to have ready.

All uploads are encrypted and deleted 60 days after a decision. We never share or sell applicant data.

01 / Required

Government photo ID

Driver's license, state ID, or passport. One per applicant 18+. Used for identity verification only.

02 / Required

Proof of income

Two most recent pay stubs, or three months of bank statements if self-employed. Combined gross must be 3× rent.

03 / Required

Rental history

Two prior addresses with landlord contact info, or a mortgage statement if you've owned. We call references.

04 / If applicable

Pet documentation

Rabies certificate and a current photo. Service / assistance animals: HUD-compliant verification letter.

05 / If applicable

Co-signer info

Co-signers fill out a separate short form and pay a $45 fee. 700+ FICO and 5× rent income required.

06 / Optional

Voucher / SOI

Section 8, VASH, or other voucher paperwork — we accept all lawful sources of income per California law.

Common questions about applying.

Is the application fee refundable?
No, but it's good for 60 days across every Driftwood Property Co. home — so if you don't get the first one, you can apply to others without paying again.
What credit score do I need?
650 FICO 8 or comparable. Below that, a co-signer with 700+ FICO and 5× rent income can qualify the application.
What if I have an eviction on record?
Filings within the last 7 years are a hard disqualifier. Older than that, we review the context — it's not an automatic no.
How long does a decision take?
Two business days on average from a complete application. The most common cause of delay is unreachable rental references — pre-warn yours.
Can I hold a unit before applying?
No — we never accept hold deposits. The home is available until a fully signed lease is in place.
Can I apply to multiple homes at once?
Yes. List up to three preferences in priority order. We'll route your application to the first available match.
