Section 01Information we collect
We collect contact information you provide voluntarily (name, email, phone, mailing address) when you submit a form, apply for a rental, or sign a lease. We collect application materials (government ID, pay stubs, rental references) only when you apply for a specific home. We collect technical metadata (IP address, browser type, referring page) for security and analytics.
Section 02How we use information
We use your information to respond to inquiries, evaluate rental applications, manage your tenancy or property, comply with legal obligations, and improve our website. We do not sell or rent personal information to third parties.
Section 03Sharing with service providers
We share information with vetted service providers who help us operate (background-check vendors, payment processors, cloud hosting, email delivery, accounting software). All providers are contractually bound to confidentiality and use the data only for our purposes.
Section 04Cookies and analytics
Our website uses essential cookies to keep your session active and analytics cookies (Plausible, no IP retention) to understand traffic patterns. We do not use behavioral-advertising cookies. You can disable cookies in your browser at any time.
Section 05Data retention
Application materials are retained for 60 days after a decision and then permanently deleted. Lease and accounting records are retained for seven years to comply with California tax and tenancy law. Marketing-list emails are retained until you unsubscribe; we delete within 30 days of an unsubscribe request.

California residents have rights under the CCPA / CPRA to access, correct, and delete personal information; to opt out of "sale" or "sharing" of personal information (we don't do either); and to limit use of "sensitive" personal information. To the fullest extent permitted by law, our total liability arising from your use of this website is limited to the application fees you have paid us in the prior twelve months.
